Encumbrance Certificates, generally referred to as an EC, is a certificate of assurance on past property transactions, like mortgages or pending loans. 

An EC is required to ensure that the property has a free title and is free from all the dues.

PROPERTY TAX

Property Tax, or ‘House Tax’, is the tax imposed on owners of properties (real estate) by municipal corporations and authorities for maintenance of the local amenities and other infrastructure facilities. The property tax charged from the property owner varies from one State to another. 

The owner of a property is required to pay Property tax annually, and late payment can attract a fine in the form of interest on the amount due.
